In a gross lease, the landlord covers all operating expenses (taxes, insurance, maintenance) and the tenant pays a single monthly rent. In a triple-net (NNN) lease, the tenant pays a lower base rent plus their pro-rata share of taxes, insurance, and CAM charges. NNN leases are standard for retail and industrial; gross leases are common for office.

Lease transactions average 30-60 days from tour to signed lease. Investment sales typically run 45-90 days from LOI to close, depending on due diligence complexity. Our average investment sale closed in 47 days in 2025 — well below the industry average.

We represent both, but never on the same transaction. Every engagement is governed by a written agency disclosure so you always know who we represent. Our tenant rep team has a separate roster from our landlord rep team to avoid conflicts of interest.
