Each offering is a single-asset LLC. You invest directly in that specific property — not a blind pool — so you know exactly what you own before you commit. Multi-asset funds are available on the Professional and Enterprise tiers for investors who prefer a diversified wrapper.
Most offerings are open to accredited investors only, under Reg D 506(c). A limited number of Reg A+ offerings are available to non-accredited investors with a $5,000 minimum. You can verify accreditation status inside your account dashboard in under 5 minutes.
Quarterly distributions are paid via ACH within 30 days of each quarter-end. Most stabilized assets target a 6–8% annual cash-on-cash yield; value-add deals typically distribute at lower rates during the repositioning phase (years 1–3) and recapitalize at exit.
InvestRealty charges a 1% platform fee at funding (capped at $5,000) and a 0.5% annual asset-management fee. Sponsors may charge additional acquisition, asset-management, and promote fees — all disclosed on the offering page before you commit. No hidden carried interest at the platform level.
